The procedure for registering a property in the SUNARP the same is true for new houses as for so-called “second-hand” houses. These are:

1.- In SUNARP itself, the person selling the property must be verified and if the property is already registered. This is done by requesting the literal certificate or an informative copy of the property in question. This, in addition to Real Estate Cadastre Certificate (CRI).

The documents it contains are:

· Ownership history (These are all the acts that have been carried out in the property). It also includes the name of the owner

· The bone procedures who were waiting on the property.

· The bone privileges who was on the property.

2.- After concluding the transaction and signing the purchase contract, both parties (the seller and the buyer) You must go to a trusted notary for the notarial part of the authentic deed of sale to be issued.

3.- Request the corresponding registration at the registration office. Keep in mind that this step can only be done through the Digital Intermediation System (SID-Sunarp). In this sense, the respective coordination must be carried out with the notary.

Exceptionally, the minutes may be processed directly at the Registry Office. In this place, the property will be registered by a person other than the notary or his assistants.

If this were the case, at the time of issuing the notarial part, the notary must indicate the full name and ID number of the person who will make the respective presentation. That’s not all, you will also need to add this data to the Module “Notarial system”.

Before carrying out all these steps, you must make payment for the Recording rights. These vary depending on the price of the property.

4.- In the title which is entered at the registry of the SUNARPthere must be the notarial part of the authentic deed of sale of the accommodation.

5.- registration seat in the registry item. After the deed of sale has reached the registrar’s hands, the latter can issue one of these three responses

· everything’s good. This is when all the documentation presented meets the established legal requirements and the corresponding registration fee has been paid.

· Observed. When the file does not comply with one of the legal requirements.

· Liquidate. This situation refers to when all the conditions are met, except for the cancellation of the registration fee.

It is only when the review of the entire file is satisfactorily completed that the Registrar registers the sale. Since then, the property will already be protected by the state through SUNARP.
