Paying our taxes on time makes Peru can continue to grow as a nation in search of a better future for all of us.
But it is also true that the same law gives us certain advantages for do not pay certain taxes it could mean big savings for the pockets of many compatriots.
One of them has to do with property taxthe same as all municipalities in this country charge all their neighbors.
Since the beginning of the year, all the district municipalities of Peru distribute to all the houses of their territory these famous heels or coupons (which we have all seen since we were children without really understanding what it was). The information that these papers brought was the amount to be paid for each property for various taxes such as property tax and taxes.
With regard to the subject of this note, the property tax It is applied according to the value of urban or rustic houses and is based on self-assessment.
This word that we have heard for so long at home refers to the amount that is established for the value of the property (it can be a house, land, premises, etc.) according to certain criteria pre-established by the Ministry of Housing, Construction and Sanitation. The same that can change over the years.
So how is the amount to be paid in 2023 calculated? Well, according to Álvaro Gálvez, director of the Legal Center of the Chamber of Commerce of Lima (CCL), the property tax It is calculated using a sliding scale in which the result of dividing the self-assessment into Fiscal units (ITU):
For example:
– If the value of the self-assessment is less than or equal to 15 ITU, you will pay 0.2% of this value.
– If it is between 15 UIT and 60 UIT, 0.6% will be paid.
– If the self-assessment exceeds 60 ITU, 1% will be paid.
In this sense, the official underlines to the Andina agency that the question of the administration of the collection and control of Inheritance taxThis is the authority of each district municipality where the property in which you live or for which you are responsible is located.
In the same way, remember that everyone who owns real estate is obliged to pay the corresponding amount. You can make a one-time annual payment (usually in February)but you can also divide it into four letters (February, May, August and November).
In the specific case of Property taxmunicipalities can apply certain advantages to reduce the amount to be paid or, categorically, exempt all people aged over 60.
Previously, this “offer” was only available to seniors who were retired. And that your monthly income does not exceed one UIT, which this year is 4950 soles.
To access any of these benefits (discount or exemption) property tax, in addition to being over 60, the amount equivalent to 50 ITU must be deducted from the value of your self-assessment.
This means that if the self-assessment amount exceeds 50 ITUthen the value that has to be paid for property tax will only be the difference of these 50 UIT.
As an example, Gálvez explained that if 50 ITUs were equivalent to 247500 solesthen this is the amount that seniors will be able to deduct from their self-assessment in this year 2023.
In this sense, if the house has a self-assessment of 246,000 soles, for example, then ife released from the payment of the Property Tax.
Otherwise, it is if the self-assessment exceeds 247,500 soles. In this situation, the owner must pay his Property Tax taking into account only if it exceeds this amount.
